Old East Hill: Pensacola's most protected address

Pensacola's boom years built East Hill between the 1870s and 1920s, street by street, in Queen Anne, Craftsman, and vernacular frame styles. By the 1970s the neighborhood had organized to defend what it had, and after a decade of advocacy and a petition carrying 744 signatures, the city council designated the Old East Hill Preservation District in 1992.

The district runs roughly thirty blocks, bounded by Gadsden Street, Wright Street, Hayne Street, and 9th Avenue, and it protects more than 300 restored homes on tree-lined streets. Exterior changes pass through city review, which is exactly the point: the streetscape you see today is the streetscape the city has promised to keep.

The district's protections sit on top of deeper ones. The Marzoni House at 714 E La Rua, built in 1890, was individually listed on the National Register of Historic Places in 2016, and it shares the neighborhood with the P.K. Yonge House, a 1910 National Register property as well. A few blocks away the roots of Pensacola are visible on every corner, from the old quarter around Seville Square to the museums of the UWF Historic Trust.

From the front gate of the estate it is about a half-mile walk to Palafox Street, where the morning coffee, the galleries, and the Palafox Green all gather. Pensacola International Airport is roughly five miles away. And the Gulf of Mexico, the reason so much of this city exists, is about nine to eleven miles over the bay bridge: twenty minutes to white sand.

For a buyer weighing a historic property, the neighborhood is not a footnote. It is the compounding asset. National Register architecture, a protected streetscape, walkable downtown life, and a beach in the same afternoon is a combination that does not repeat often.
